A few damaged panels
If the surrounding screen still holds well, replacing the torn sections may be enough. Tell us if the damage is on a wall, door, or roof.
Widespread worn mesh
When panels have gone brittle or keep tearing in different places, compare a full rescreen. We can discuss 18/14 and finer 20/20 Phifer mesh, plus roof coverage.
Loose frame or hardware
New screen will not solve a moving frame, damaged anchors, or a door that no longer closes properly. Those need a repair review first.
Check your community rules before changing the enclosure.
Fleming Island Plantation's Board of Architectural Review lists screened enclosures and structural changes among improvements needing review. It also tells residents of neighborhoods with a sub-association to check that association's own guidelines.
Eagle Harbor's published enclosure application asks for drawings, an exterior photo, and proposed colors for applicable changes. A like-for-like screen repair may be treated differently from a new enclosure or changed frame. Ask your own association which rules apply before work begins.
Do not assume every repair needs the same permit.
Clay County says eligibility for its minor-work permit exemption depends on the full scope, and structural work is excluded. Its plan-review guidance covers screen enclosures. If the job goes beyond mesh into framing or other structural work, check the permit path with the county before starting.

Where is the damage?
Wall, door, and roof screen call for different access. If you can, note whether it is one section or several.
Is the frame sound?
Point out bent members, loose connections, rusty fasteners, or doors that stick. We replace fasteners with stainless when that work is part of the job.
Are you changing anything visible?
For a color, frame, or layout change, check your association's review process early. That can affect what you choose to quote.
